The PULSE retail portfolio has changed hands. The portfolio, comprising seven neighborhood shopping centres across the Netherlands, was transferred through two separate transactions, marking the largest retail transaction in the Dutch market in the past six years.

CBRE Investment Management (CBRE IM) has acquired two neighborhood shopping centres in ’s-Hertogenbosch and Utrecht on behalf of the PME Pension Fund convenience retail portfolio. The remaining five assets within the PULSE portfolio have been acquired by a consortium represented by Orange Capital Partners.

Lodewijk Buijs (Executive Director Retail, CBRE) and Wouter van Dooren (Associate Director Retail, CBRE): “This transaction underscores the strong confidence that both institutional and private investors have in the Dutch retail market. Retail real estate is once again fully competitive with other asset classes such as residential, office, and logistics. Both lenders and a broad range of investors are actively returning to the market.”

Hugo Roosjen (CBRE Investment Management): “This acquisition fits perfectly within the strategy of PME Pension Fund’s convenience retail portfolio. The centres in ’s-Hertogenbosch and Utrecht have a clear focus on daily grocery shopping and fulfil an important role within their local catchment areas.”

Casper Vernooy (Orange Capital Partners): “This acquisition marks an important next step in the execution of our retail investment strategy. We have strong confidence in the Dutch retail market and see ample opportunities to create value through proactive asset management. We look forward to further strengthening the market position of these shopping centres and delivering strong long-term returns for our investors.”

No further financial details will be disclosed.

The seller was advised legally by Greenberg Traurig, technically by CVO, and commercially by CBRE. The buyers were advised legally by Loyens & Loeff and technically by Turner & Townsend.
