Lone Star Real Estate Fund VII (LSREF VII) has acquired a large-scale residential portfolio in the Netherlands from Catella Investment Management GmbH, acting on behalf of the Panta Rhei Dutch Residential Fund. The transaction marks Lone Star’s first residential portfolio acquisition in the Netherlands.
The portfolio comprises 923 residential units and 517 parking spaces across 13 assets, representing approximately 61,700 sq m of residential floor area. The properties are located across 11 Dutch municipalities, including Amsterdam, Rotterdam and Eindhoven.
The transaction marks the sale of all assets of the open-ended real estate special fund Panta Rhei Dutch Residential, a product of Catella Real Estate AG in cooperation with Catella Investment Management Benelux B.V. The fund invested exclusively in residential real estate in the Netherlands and followed a Core+ investment strategy.
On the sell-side, Catella Investment Management GmbH was commercially advised by CBRE, with Loyens & Loeff and AKD acting as legal counsel, PwC as tax advisor, and Ausems providing technical advice.
On the buy-side, Lone Star was commercially advised by JLL, with Houthoff acting as legal counsel, Loyens & Loeff as tax advisor, and Colliers providing technical advice.
