The new facility comprises 9,741 sq. m of laboratory and office space currently being developed by Dura Vermeer Commercieel Vastgoed B.V. and is scheduled for completion in the first quarter of 2026, after which the site will be fitted out for fully automated cell therapy manufacturing, with operations expected to begin later that year.
Cellares is the world’s first Integrated Development and Manufacturing Organization (IDMO), providing cell therapy development and manufacturing services globally. The new Smart Factory in Leiden will support automated production programs and strengthens the company’s international network across North America, Asia and Europe.
CBRE has a strong track record in supporting organizations in the life sciences sector and has assisted Cellares with the development of Smart Factories across three continents. Leveraging both global experience and local market expertise, CBRE Nederland provided strategic and commercial real estate advice for the Leiden project.
Omar Kurdi, Co-Founder & President of Cellares, who led the project in the Netherlands, commented: “Regenerative medicine offers tremendous potential for treating serious diseases such as cancer. However, manufacturing and logistical challenges have caused significant delays in patient access. Cellares is addressing these issues by building a global production network across Asia, the United States and Europe. CBRE is an important global partner in this mission. With the support of CBRE Netherlands, amongst others, we have successfully established our first European facility here in the Netherlands.”
Martijn van Eeden, Director occupier office leasing, added: “We are honored to have supported the Cellares team with their accommodation strategy for this project. Although our role in their mission to accelerate access to life-saving cell therapies is very limited, we are proud to have supported their efforts through our real estate advisory work. We wish them every success in Leiden and look forward to continuing our collaboration.”
In addition to CBRE, Cellares was advised by Kennedy Van der Laan and EY. Dura Vermeer Commercieel Vastgoed B.V. was commercially advised by Cushman & Wakefield in joint cooperation with JLL Netherlands, legally by AIM Advocaten and financially by KPMG.
About Cellares
Cellares is an Integrated Development and Manufacturing Organization (IDMO) focused on the automated, large-scale manufacture of cell therapies. Cellares operates fully automated manufacturing and quality control platforms - Cell Shuttle™ for end-to-end cell therapy manufacturing and Cell Q™ for automated in-process and release testing - across its network of IDMO Smart Factories.
