Haagse Poort
The challenge
Nationale Nederlanden wanted to lease less office area and this implied that the Haagse Poort would house several tenants. A transformation from single-tenant to multi-tenant use. The challenge in both the construction area and in marketing was enormous: the redevelopment had to be completed in just 6 months. A repositioning in the rental market and successful marketing of the vacant space were essential for attracting new tenants.The solution
CBRE appointed a multidisciplinary project team with a broad range of know-how of both real estate and tenants. Mechanical engineering experts, project managers and facility management specialists worked closely and intensively together on the redevelopment plan. Office storeys have been renovated, technical installations replaced, and the large entrance hall in the high-rise section has been transformed into a modern, dynamic space in which all visitor streams coalesce. A successful marketing approach led to CBRE attracting CB&I as the second tenant for the property, by which the building was almost entirely let in short time.Service Level Agreements
To ensure transparency and to set clear quality standards, CBRE agreed an SLA with CB&I and Nationale Nederlanden. This sets down the quality levels of the service and the way and the frequency that reports on these should be made. There are also SLAs with service and maintenance suppliers involved in the management activities of the building.Results
The extensive project was completed within the agreed time schedule and budget. The communal areas have been visibly modernised and contribute to the new positioning of the Haagse Poort. Both CB&I and Nationale Nederlanden have signed long-term leases. With the transformation from single tenant to multi-tenant usage, the service level has been brought in line with the new situation. Service levels have been defined and included in the agreements signed with service and maintenance suppliers. All this has resulted in better service, better price agreements and a situation that can be better managed by a small and focused team.Related case studies
