EMEA Investor Intentions Survey

Amsterdam is in the European Top 3 for international real estate investors in 2018. Curious about further insights?

Interest in Amsterdam real estate peaks

The annual EMEA Investor Intentions Survey shows that Amsterdam is in the top 3 of European cities for investors planning to invest in the upcoming 12-18 months. It is the first time that Amsterdam has entered this top 3. Amsterdam comes in third place as preferred city for investors, following Paris and Madrid. Frankfurt and London conclude the top 5.

Growing interest in the city of Amsterdam is the result of strong economic growth, the limited new development of real estate (such as office buildings and housing) and rapidly declining vacancy rates in the capital. These developments have significantly increased the appeal of investing in Amsterdam in recent years. Despite the limited development pipeline in Amsterdam, certain sectors expect a growth of the investment product.

Bart Verhelst, Executive Director Capital Markets

"We expect that the scarcity of real estate properties in Amsterdam will motivate investors to look further. International real estate investors will increasingly set their sights on cities such as Utrecht, The Hague, Rotterdam and Eindhoven.”

Industrial real estate favourite of international investors

More than 32% of international investors consider industrial real estate, and logistics property in particular, to be the most interesting investment product. This is the first time that investors have indicated that they are more interested in industrial property than in offices (26%). This has confirmed investment confidence in this sector. Interest in the sector has been given a huge boost by the big platform deals last year. Higher returns on logistics real estate and favourable dynamics on the user market also attract international capital.
