The PA I-78/I-81 Corridor expansion continued during 2017 as nearly 12 million sq. ft. of demand growth took down space in approximately as much new supply. Demand for logistics product as a result of shifting supply chain strategies fueled most of this activity. While normal cyclical fundamentals are expected to unfold in the next few years, specifically a potential shift into the next phase, greater structural changes of supply chain evolution and omni-channel retailing will lessen down-side consequences of normal cyclical softening. These changes are only in their infancy stages as future technologies such as self-driving automobiles, artificial intelligence and greater warehouse automation will most likely support warehouse growth for the next several years.
