HERE wanted a new office building in Eindhoven. An office that strengthens the organisation’s identity, attracts new talent, and provides opportunities to expand.
The challenge HERE is a service provider in the area of navigation-related and location-related information. The company wanted to merge its current headquarters in Utrecht with the two offices at Veldhoven, as improved cooperation and communication would yield synergy benefits. CBRE was tasked with finding the best building at the most favourable lease conditions possible. A building that met the client’s spatial and functional requirements, enabling the new workplace concept to be rolled out in the new office. In addition, the office building also had to provide space for the predicted growth in HERE’s workforce.
Our approach CBRE’s Advisory & Transaction Services Occupier department went in search of a new location that met HERE’s wishes. During the project, it was discovered that the growth in the workforce could no longer be accommodated in the current buildings. CBRE then arranged for the lease of additional office space in Veldhoven, in three separate phases. In terms of planning, these temporary lease processes were perfectly coordinated with the relocation to the new office building.
Implementation The substantial growth in the workforce during the project meant that the Schedule of Requirements occasionally had to be updated. CBRE examined the various alternatives to this Schedule of Requirements. In addition, as a result of internal decision-making, the project needed to be fine tuned from time to time. CBRE made sure that, when making these adjustments, the client did not miss out on any opportunities. Eventually, the project was completed according to plan.
Results The Kennedytoren (Kennedy Tower) in Eindhoven became HERE’s new headquarters on 22 June 2016. CBRE’s accumulated market expertise, commitment, experience and customer focus provide its clients with financial benefits, such as a discount on the lease, and a financial contribution towards setting up the office. The secondary conditions, too, are very tenant friendly. In the event of further growth in the workforce, HERE can lease additional office space in the building in the future, subject to normal commercial terms and conditions.
